Building Re-Occupancy & Considerations

Given the situation with COVID – 19 certain changes with building occupancy and use will (or should) trigger a risk review, resulting in revised control measures around the management of water systems within a building. In some cases, this may not have happened, which means that prior to re-opening, specific procedures must be developed to ensure good water hygiene of systems and assets including storage tanks, water heaters, showers, taps, etc.

In the case of a partially occupied building, increased measures should be in place whilst the building occupancy is reduced. When water systems fall into disuse or reduced use, there is a high potential for legionella growth and proliferation. This is caused by reduced water turn over, stagnation and loss of temperature control. It is not possible to accurately predict how many Legionella organisms will be generated, even if a system had previously been well designed and maintained.
